About the role

      Associate, Real Estate Investments

Broccolini is an equal opportunity employer and we are committed to creating a diverse and inclusive environment. We do not discriminate on the basis of race, religion, colour, national origin, gender, sexual orientation, age, marital status, disability status or veteran status. Accommodations for applicants with disabilities are available at all stages of the recruitment process upon request.

Broccolini is a family-owned, single-source provider of construction, development and real-estate services. Our company caters to the industrial, commercial and residential markets in Canada. Recognized for our quality workmanship, innovative technology, open collaboration, and exceptional standards, we offer a one-stop approach to the planning, development and construction of remarkable buildings.

Broccolini is looking for an Associate, Real Estate Investments to join its Real Estate and Finance teams. The role sits at the heart of evaluating, underwriting, and executing investment and development opportunities across a diversified portfolio (residential, commercial, development). The right fit is an analytical, autonomous professional who can manage multiple complex files simultaneously without compromising on rigor.

      Vacancy Status: Current Opportunity

      What you'll do

      Investment Analysis and Underwriting

      • Build, maintain, and adapt complex financial models for acquisitions, development projects, and portfolio assets -- integrating land, construction, financing, marketing, and municipal costs
      • Assess investment viability using key metrics: IRR, equity multiple (MoIC), margins, yields, and payback periods
      • Develop project scenarios, sensitivity analyses, and financial projections to support investment decisions
      • Analyze budgets, forecasts, and actuals for active projects, and document significant variances with recommendations
      • Conduct market research on comparable assets and recent transactions to support underwriting assumptions

      Portfolio Reporting and Decision Support

      • Prepare and update dashboards and portfolio reports for senior leadership and investment partners
      • Translate complex financial information into clear findings, identified risks, and actionable recommendations
      • Support ad hoc analyses and strategic initiatives across the Real Estate and Finance teams

      Financing and Transaction Support

      • Prepare financial schedules, lender packages, and supporting documentation for acquisition and development financing
      • Participate in due diligence: coordinating financial information, reviewing key assumptions, and tracking deliverables
      • Work directly with lenders, investors, advisors, and business partners throughout transactions
      • Maintain rigorous, well-structured documentation of models, transactions, and projects

      Leasing and Asset Management

      • Prepare financial analyses to support leasing initiatives across existing spaces and new developments
      • Evaluate lease proposals, tenant incentives, and related asset management decisions
      • Ensure investment assumptions reflect current leasing and operating conditions

      Model and Process Improvement

      • Improve models, templates, and analytical tools to increase precision, consistency, and operational efficiency
      • Apply rigorous quality control to the integrity of calculations, assumptions, and outputs
      • Identify optimization opportunities in analytical and reporting workflows

      What we're looking for

      • Bachelor's degree in finance, economics, real estate, or a related field; (MBA, CFA, CPA an asset)
      • 3 to 5 years in real estate investments, acquisitions, development financing, or capital markets
      • Advanced Excel skills and strong financial modelling capabilities
      • Solid understanding of real estate financing and key investment metrics
      • Autonomy, rigor, business judgment, and ability to deliver under tight deadlines
