Site Inspector - Lease Enforcement Specialist

JOB SUMMARY:

The Site Inspector/Lease Enforcement Specialist will be fully accountable and responsible for providing overall supervision of maintaining the common exterior areas of the community and the physical condition of the residential units. (S)he will be responsible for overseeing and enhancing the property’s value and ensuring the property team is positive and successful.

ESSENTIAL FUNCTIONS:

• Leading and mentored a dynamic maintenance team
• Performs daily inspections to ensure residents are in compliance with their lease as well as ensuring the residential units are physically maintained
• Issues lease violations
• Bills back damages
• Assist in ordering replacement materials
• Sample Service Request Completion to ensure the quality of work meets standards
• Conducts Move In/Move Out inspections
• Shares responsibility that property is meeting KPI Goals for Occupancy/Turns, Asset & Budget Management
• Submitting necessary reporting through our inspection management software
• Ensuring that site teams deliver Safe, Decent, and Sanitary Housing to all our residents
• Other duties as assigned

Requirements

REQUIREMENTS

Experience in affordable housing programs.

Experience participating in management and occupancy reviews UPCS/REAC inspections

Experience in resident-occupied project renovations

EDUCATION and EXPERIENCE:

High School diploma or equivalent (College Degree is a plus)

Minimum of two (2) years as Community Manager

Working Knowledge of OneSite or Yardi Software

English language proficiency (reading, speaking, and writing)

The ability to pass a full background check

PHYSICAL DEMANDS

Employee must be able to lift at least 5 lbs. and up to 40 lbs.

Employee will frequently utilize their hands and fingers

Employee will be frequently required to sit and occasionally stand or walk

Employee will be required to bend, twist, stoop and or kneel

Employee must be able to walk each property in its entirety

WORK ENVIRONMENT

The employee will be exposed to an indoor office and outdoor environment. The noise level is typically varying.
